New Addition for Brewery Products in York, PA

For decades Brewery Products has been the leading beer and products distributor to South Central Pennsylvania and beyond. Their focus on providing exemplary customer service within a close-knit, family run business has been the hallmark of their success. Under the leadership of the current management team, the company continues to move forward with upgraded technical aspects, including improvements to the warehouse for efficient movement of products.

To serve these contemporary needs, an expansion to the current warehouse was needed. That is where Keystruct Construction came into the picture. Working closely with Core Design Group and the staff at Butler Manufacturing, a plan for the 32,000 SF addition was formed. Utilizing a pre-engineered Butler® building, the new addition would wrap around the rear and side of the existing warehouse, and include a complete climate-controlled environment with updated loading docks.

Prior to work on the expansion, Keystruct had to install three stormwater infiltration basins to accommodate the run-off from the planned improvements and ensure that current municipal codes were met. Site Design Concepts established the proper placement of the infiltration basins and provided the land development plans for approval by the municipality. Additional initial work included the demolition of an existing pre-engineered metal building located next to the warehouse.

An important part of this project was keeping the warehouse operational throughout the construction period. Because the project site wrapped around the rear of the existing warehouse, where the loading docks are located, careful planning was needed to ensure the customer’s product could move efficiently in and out of the warehouse at all times.

Keystruct kept two docks fully operational throughout construction by coordinating concrete pours, and steel and building erection around the delivery schedules. Additionally, the pre-engineered building pieces were placed around the dock doors, leaving the portion of the building in front of those doors open to accommodate truck traffic. After the remaining sections were complete and ready for use, the new section of the building was opened with fully operational docks, so the last portion of the building could be finished. This comprehensive phasing plan allowed Brewery Products to maintain their busy delivery and distribution schedules throughout construction.

The finished expansion coordinates with the existing warehouse in color and scale. By using a pre-engineered Butler building system, the construction time could be expedited without compromising quality yet maintaining a consistent look for the warehouse. Final paving and landscaping completed the project offering an aesthetically cohesive building that compliments the surrounding structures.

The expanded space accommodates additional product selections and allows a spacious area for streamlining delivery and distribution activities. Under the current leadership, Brewery Products is poised to continue their growth and success. Keystruct is excited to have played a role in the future plans for this thriving local company.
